Our Service-Enriched Rentals Housing Program Offers

This form is NOT an application for housing. Fields marked with an asterisk * must be completed.
In order for your eligibility to be considered, you MUST:
have a minimum gross (before taxes) income of $1,755.00 (not including food stamps) per month for the entire household... if you have a Section 8 voucher, the minimum monthly income is $700.00;
be able to establish utility services in your name with no outstanding balance from prior service on your account;
have no pets (except for service/assistance animals).

WHERE ARE YOUR HOMES LOCATED?
We have single family scattered-site homes located throughout St. Louis County.
IS THE RENT BASED ON INCOME?
Rent is not based on income. We offer affordable housing that is below market rate.
IS THERE A DEPOSIT?
There is a deposit. We require a deposit equal to one month’s rent.
DO YOU ACCEPT PETS?
We do not accept pets. Only documented service or assistance animals are allowed.
HOW LONG DOES THE APPLICATION PROCESS TAKE?
Once you submit the Rental Housing Eligibility Form, the average response time is approximately two weeks.
You will receive a response from a property manager to pick up and complete the application. There is a $25 application fee for each person (ages 18 or older) on the application.
The application process can take an additional two weeks depending on how quickly you complete your portion of the paperwork and receive your third party verifications (landlord, employer, etc.).
We ask that you do not submit your eligibility form any sooner than four months before your desired move in date, as our paperwork expires after 120 days.
DO YOU RUN A CREDIT CHECK?
Yes, we do a credit report and a background check for each individual ages 18 and older on the application.
WHAT TYPE OF INFORMATION WILL YOU CHECK ON THE CREDIT REPORT?
The main thing we look for on credit checks is rental history.
Applicants cannot owe any current or previous landlords, have any evictions or judgments, or owe any utility companies that would prevent them having utilities turned on in their own name.
We are willing to accept one delinquent credit report rental balance, as long as the amount is under $1,500.
United Way of Greater St Louis (dial 211 on land-line) may be able to provide resources for help with any unpaid balances.
WHAT UTILITIES AM I RESPONSIBLE FOR?
Residents are responsible for electric, gas, water, trash and sewer.
Lawn maintenance (lawn mowing and fence-line weeding removal) and snow removal are also the renter’s responsibility.
IS IT POSSIBLE FOR ME TO PURCHASE THE HOME I RENT?
Many of the homes Beyond Housing owns have strict regulations that prohibit the sale of the home for a minimum of 15 years.
However, while living in the home, we do have programs available that will help you prepare for homeownership.
