Pagedale Town Center Homes Welcome Their First 12 Families

Construction on the $12 million Pagedale Town Center Homes project, which broke ground last November, is on target to be completed in early 2025. As of the end of September, 12 of the 36 homes were occupied.

“We are about 65% complete on the construction side and leasing the homes up just as quickly as they are finished,” said Beyond Housing Chief Operating Officer Deb Dombar. She expects general contractor Roanoke Construction to complete three or four homes each month through March 2025. Beyond Housing will continue to own and manage the homes once the project is complete.

Ten of the three- and four-bedroom homes are adjacent to each other on the site of the former Lincoln School along Robbins Avenue. The other 26 are distributed throughout the heart of Pagedale.

Each home is between 1,269 and 1,369 square feet and follows one of six plans—some two-story, some ranch-style, some with garages, and some ADA-compliant. All have green building certification, are energy efficient, and utilize universal design elements.

Rent ranges from $400 to $775, and families must meet income and other requirements in order to qualify. The target population includes families headed by single females and those who meet the HUD definition of homeless.

After the initial 15-year compliance period as affordable rental housing, the renters will be able to start the process of purchasing their homes if they choose. The project also includes an additional 15-year extended use period, for a total of 30 years of the housing being designated as affordable housing.
